What to Expect When Buying Land Through Open Skies Land

If you’re considering buying a piece of land, it’s helpful to understand how the process works from start to finish. Every seller might handle things a little differently, so we’d like to describe the steps we follow at Open Skies Land.

Find Your Perfect Property

All available properties are listed on our website: Open Skies Land Listings. Each listing includes property details, photos and GPS coordinates. We have properties in different areas in the county that offer unique features. Our inventory has a variety of sizes, topography and nearby attractions such as proximity to the Rio Grande River, the Sangre de Cristo Mountains, Mt Blanca, Wild Horse Mesa or being close to Alamosa and the Great Sand Dunes National Park.

Choose Between Cash or Owner Financing

We offer both cash purchase and owner financing options. Financing terms are generally flexible — we can adjust the down payment, monthly payment, and term length to fit your needs. If you’d like to look at different owner financing options, there is a calculator at the bottom of this page that lets you explore different down payment and monthly payment options.

One key point is that if you’re doing owner financing, you cannot build or live on the land until the property is fully paid off. To build or make permanent improvements, all payments must be completed to allow the title to be transferred into your name. But, you can visit and camp on the land (county regulations generally allow for up to 14 days every 90 days).

For cash purchases, we may offer a discount off the listed price. If you’re buying cash, then we’ll transfer the deed straight away as part of the closing, and you are then free to do whatever you would like with the property.

Start the Paperwork

Once you’re ready to move forward there’s a document fee to get the contract drafted. This will be payable using a debit or credit card through a payment link. We’ll then agree the details on down payment, monthly payment and the other financing terms and other details to be included in the contract, and then it will be sent over for electronic signature.

Make the Down Payment and Get Monthly Payments Set Up

After the contract is signed, you’ll pay the down payment. We process this by debit or credit card. For owner financing, your monthly payments are set up for automatic withdrawal from a bank account each month. We have an online portal where you can view the status of your payments and make additional payments anytime desired. If you ever want to pay off the property early, there are no pre-payment penalties, and it can be done at any time.
